We currently conduct 4 property inspections a year and would like to adjust this to 3 per year. What experiences have people had in conveying this to owners? Should we survey the owners or present them with a fait acompli and allow for 4 inspections if they request it? Thanks

After some negative comments by tenants about us always being there we decided to evaluate this. For new management we have changed to 3 inspections a year and mentioned they must check with their insurer that this meets the insurers recommendations. Existing clients we have left at 4 inspections a year and may reevaluate this at a later date.

Our office conducts a new tenancy inspection after 8 weeks, this will indicate how regularly we need to inspect each property/tenancy. If the inspection goes well we will book in a 3 month inspection, if that goes well the next will be 6 months (3 in one year) Between the 3 month and 6 we do a drive by inspection which is documented and reported to the owner...gives them peace of mind. We also advise them at each inspection point when the next one will be, this prevents them calling and asking when the next inspection will be?

If the inspections are only average and housekeeping is poor we will do at least 4 a year or more if needed.

On the other hand if the inspections cause concern or if breaches are evident, we set up camp in the front yard!! Be there as often as needed to resolve the issue before it gets out of hand.

In other words, some need more, others need less, it will balance out.
