In my opinion rental open homes create more negatives than positives.
he only positive I see is that they can in some cases save time for the managing agent...however if you consider the process for a minute, does it really save time? You set a time, anyone and everyone who wants to view turns up without any pre qualifying, then an application lands on your desk and you have no idea who its from?? You spend hours processing multiple applications because you have not met them or had a conversation with them.
The alternative: Take the enquiry in the office, ask pre qualifying questions such as, when are you looking to move, do you have pets, how may occupants, do you have bond. etc etc.
By following this process of elimination you end up with 3-4 qualified inspections. We set each appointment 10 minutes apart to allow interaction and more question time with potential tenants "get to know them a little"...did they take shoes off at the door, are they well presented, where do they work, how do the children behave in a home environment?.
At this point, when an application lands on your desk you will know which one to process first!
By doing this you provide exceptional service to quality applicants and you reduce processing time, in turn you reduce vacancy periods and delight your client with a quick and stress free turn around.
